This product is self cert but the applicants must be a able to declare a sole or joint income at £25,000 plus. First time buyers and Expats will be asked to prove their income. For first time buyers income must cover the loan required based on 3.25 x provable income.
The minimum age at application is 18. The maximum age at completion of the mortgage is 75.
Houses and flats within good letting areas and good resale potential to the ‘owner occupier’ market. Studio flats are acceptable. Good quality high value flats above commercial premises may be considered, please refer to CPFC. Ex-Local Authority houses and flats are considered, but only if there is 50% in private ownership on the estate and if the property is out of its pre-emption period. Adjoining properties. Properties in England, Wales, Scotland and Northern Ireland. They will lend in the Isle of Wight but not the Isle of Man. Will accept 5% builders gifted deposit.
Bedsits are not acceptable. No students, DSS, Asylum seekers or council registered HMOs & multi lets to more than 3 tenants.
