Bridging loans are usually self cert. Income and adverse credit history do not normally affect the credit decision.

Drawdown of funds is often available 7-10 days after initial enquiry. Typically, we can arrange bridging loan finance up to 75% loan to property value dependent on the type of property.

CPFC negotiates bridging finance loans with a number of lenders including major banks, niche providers and specialised bridging loan lenders. Bridging loan rates are rarely set in stone, unlike Buy to Let mortgages. Therefore each individual mortgage is priced to match the borrower's personal circumstances.
